Last year, compared to 2024, 14% fewer transactions took place, and 16.5% less agricultural land changed hands, OTP told MTI on Monday.
According to the OTP Farmland Value Map, compiled using data from the National Tax and Customs Administration (NAV), the number of transactions fell to 34,300, and the total area of land sold decreased to 38,600 hectares. The average price per hectare exceeded HUF 3.057 million in Hajdú-Bihar County but fell short of HUF 1.4 million in Nógrád County. The national average was HUF 2.264 million, 1.3% higher than the previous year.
In Zala County, prices rose by 21%, while in Pest and Veszprém counties, they increased by 13–14%. When broken down by land use type, the value of grassland and garden-orchard land increased by 6.5–7%, forest land by 4.5%, arable land by 2.3%, and vineyard land by barely 1%, the announcement stated.
According to the report, preferential loan programs for purchasing farmland are only available to a limited extent, and supply is scarce, especially of higher-quality land. Transaction volume is also dampened by the fact that the profitability of crop production is uncertain due to extreme weather conditions and unfavorable market factors, and an agricultural labor shortage must also be taken into account. The number of land transactions is also reduced by the start of farm transfers, as these are not included in official transaction statistics. At the same time, the volume of state land sales is also declining, according to the statement.
