RaktárAD, a logistics developer with a Belgian-Hungarian ownership background, has opened a new chapter in the Hungarian industrial real estate market for SMEs. There was already significant interest in the modern and customizable warehouses, which are typical of industrial condominiums, even at the start of construction, the company says in a press release.
RaktárAD's portfolio of dynamically expanding facilities currently comprises five properties. Two warehouses in Vecsés have already been completed, while the construction of three new warehouses, including one in Alsónémedi, is underway in parallel. The successful sales results so far are remarkable: 19 properties have been fully sold, eight more are partially occupied and only two are still available.
According to the statement, owning your own warehouse not only provides a stable business base, but also has financial benefits. In addition to the amortization and interest amortization options, the loan repayments are often cheaper than the rent, which creates a more stable financial situation in the long term. Moreover, buying a property can also provide inheritable value.
"Buying a warehouse can be a more cost-effective and predictable long-term solution for SMEs than renting. While rents are constantly rising, ownership represents a predictable expense and a return on investment over time," Ernő Terbe, Financial Advisory Partner at Bankárnet is quoted as saying.
Owning a property is not only a place to operate, it is also a value-added investment that strengthens a company's asset base. Ownership gives the freedom to adapt and develop the hall, allowing the business to better adapt its operations to its own needs. At the same time, it removes the uncertainty inherent in renting, such as the risk of contract renewal. And favorable financing options make this option even more accessible, which can contribute to the long-term growth and stability of the business.
Responding to market conditions, environmental awareness is a priority for the company. From 2021, RaktárAD's buildings will be able to achieve carbon neutrality after the installation of solar panels. The halls built do not use natural gas, and energy efficiency has been achieved by increasing natural light penetration by 15% and using advanced technologies. During the construction, the company sought to use sustainable alternative solutions where possible, ensuring the environmental and economic efficiency of the project, the press release adds.
