AVICO’s latest residential project, Spring Garden, is taking shape in one of the greenest parts of Angyalföld (Budapest's 13th District), directly adjacent to the Rákos Stream. The development includes 218 flats and will rehabilitate the entire area between the new buildings and the stream, transforming it into a spacious, continuous urban park, according to a press statement released this Tuesday.
Last year AVICO worked on the construction of over 230 homes within three major developments: Univery in Józsefváros, and GreenTop and BlueSide, both located in Angyalföld. Strong and consistent demand for these previous projects encouraged the company to launch the Spring Garden Residences in parallel. The new residential complex is being built on Szent László Street in District 13, in a quiet, suburban-like neighbourhood. Despite its proximity to the city centre, the area offers residents private living spaces and expansive green areas. The U-shaped building of the residential complex opens directly onto the green zone of the Rákos Stream.
Spring Garden will offer 218 modern flats ranging from one to five rooms. Nearly every one of them will have a spacious balcony or terrace, while the ground-floor homes will enjoy direct access to private gardens. The architectural concept is based on contemporary elegance, a close connection to nature, and a strong focus on sustainability. The design blends clean, modern lines with the organic integration of the green surroundings. Light-toned façades, expansive glass surfaces, and bespoke, almost weightless-looking metal railings on the balconies enhance the feeling of openness while preserving residents’ privacy.
“With Spring Garden, we are creating a residential park that offers not only homes but a genuine green urban park for its residents. From the beginning, we focused on achieving harmony between the built and natural environments, so that people can enjoy both the benefits of modern technology and a peaceful, landscaped green setting,” Ákos Rónai, Sales Director of AVICO Group, emphasized.
Landscape architecture plays a central role in the project, contributing significantly to the livability and unique atmosphere of the complex. The human-centered building features green roofs and a large internal courtyard with walking paths, relaxation zones and communal areas. A fitness room will also be located in the heart of the residential park. The green belt along the Rákos Stream and the proximity of City Park offer extensive recreational opportunities.
The complex will include commercial units, 206 storage rooms, 259 parking spaces and several bicycle racks. In addition, the developer will install private electric vehicle charging stations. An energy-efficient heat pump system will provide comfortable cooling for all flats, and the development is also prepared for future integration of smart home solutions, including remote control features.
AVICO Group has been developing residential properties in Hungary for 24 years, delivering a total of 1,760 flats in Budapest to date. In the near future, the company plans to launch the development of 620 new flats in the capital.
