In 2025, HelloParks further strengthened its market position in Hungary’s industrial real estate sector and raised the bar even higher in sustainable industrial property development, the company says in a press statement.

In the company’s fifth year of operation, HelloParks completed the largest transaction the sector has seen to date, significantly increased the country’s stock of space with leading sustainability certifications by securing EU Taxonomy and BREEAM certifications, and launched new developments in Fót and Páty, both in the proximity of Budapest.

The PT2 and PT3 warehouse halls in the HelloParks Páty megapark – a total of 84,000 sqm of sustainable industrial and logistics space – were acquired by the ERSTE Open-Ended Real Estate Investment Fund. Industry media described the deal as the largest single transaction ever in Hungary’s industrial real estate market. The two Páty halls, each measuring 42,000 sqm, meet the highest “Outstanding” criteria of the BREEAM building certification system’s New Construction category and also comply with the requirements of the EU Taxonomy. The transaction’s professional recognition is underscored by the fact that it won the Real Estate Investment Transaction of the Year award at the 2025 Portfolio Property Awards gala.

Last year, all eight operational halls in the company’s portfolio officially met the EU Taxonomy’s strict requirements. This is a unique achievement, as the verifications confirm comprehensive sustainability compliance across the full life cycle of the developments – from material procurement through construction to operation.

In 2025, HelloParks delivered two new BigBox-type sustainable industrial and logistics buildings totalling more than 88,000 sqm: the 46,000 sqm FT3 hall in the Fót megapark and the 42,000 sqm PT5 warehouse in the Páty megapark. Thanks to last year’s developments, the total area of halls in the company’s portfolio reached 500,000 sqm. In 2026, this will increase by a further 46,000 sqm with the construction of MG4 in Maglód.

Demand for energy-efficient buildings is well illustrated by the fact that 79% of the space with an occupancy permit has already been leased.
“Sustainability pays off commercially too, because our modern buildings not only enable efficient operations, but also make a significant contribution to our tenants’ ability to achieve their ESG goals,” the CEO of HelloParks, Rudolf Nemes said.

“Our example can serve as a guide for the entire sector, allowing us to create an even greater impact on the sustainability of our environment,” Anna Bencze, Sustainability Manager at HelloParks added, noting that the company’s priority is for its innovative solutions not only to comply with regulations, but also to set new industry norms.

A significant achievement is that from 1 January 2025, the company has been meeting the full electricity demand of its portfolio from renewable sources – through its own on-site solar power plants and sources backed by certified guarantees of origin. In addition, in a tender organised by the Ministry for National Economy, the company’s megaparks in Fót, Maglód and Páty were awarded the Local Logistics Park title.

Tenant demand also confirmed the company’s development activity during the year. In 2025, HelloParks launched the construction of two additional BigBox halls totalling more than 88,000 sqm in Fót and Páty (FT3 and PT5), while the previously delivered halls at both locations continued to operate at high occupancy. HelloParks’ work was again recognised by the industry in 2025. At the Real Estate Awards ceremony, the PT3 hall in the Páty megapark received the Logistics Development of the Year title.

Tenant interest also strengthened in Maglód in 2025. HGL, for example, signed a lease for an additional 10,000 sqm, bringing its total leased area in the HelloParks Maglód megapark to 15,000 sqm. The MG1 and MG3 halls in Maglód offer a combined 91,000 sqm of leasable space, and 100% of the available capacity is already in use.

The company celebrated its fifth anniversary not only with employees, but also with partners, investors and tenants. From the outset, the core of the first five years’ development concept has been HelloParks’ sustainability-based business model. As a result, the company has delivered a development volume of half a million square metres in five years, while a number of well-known international and Hungarian companies have chosen its modern buildings.
