The number of permanent residents declined in several districts of Budapest and in the county seats last year, while urban agglomeration settlements were a popular destination for moving to across the country, according to the latest analysis by the real estate site ingatlan.com.
In the statement issued this Wednesday, the leading economic expert of the real estate advertising portal, László Balogh, was quoted as saying that the trend of previous years continued, i.e. the agglomeration settlements strengthened, while the population decreased in the larger cities with more expensive housing; many people responded to the high housing prices by moving out, which was also contributed to by the rise in housing loan interest rates.
He said that the population change of a municipality should also take into account not only the number of people moving in and out, but also the natural population change, i.e. the difference between the numbers of births and deaths, and the number of people registering for other reasons.
The population of Érd, just southwest of Budapest, has increased by the most – by 821 people – in one year, and the average housing property price per square meter in the supply market in Érd has risen by 16% in one year to HUF 753,000. Érd is followed by other places around Budapest: Erdőkertes, Nagytarcsa, Biatorbágy and Gyömrő in Pest County saw their population increase by 343-360. In these settlements, the average price per square meter increased by 4-21% to HUF 661-813,000.
The total population of the capital further decreased by 13,000 people last year to 1.63 million, with 1,133-2,259 fewer residents in Budapest's 4th and 21st districts, Pécs, Szeged, Debrecen and Miskolc. However, despite the fall in the number of inhabitants, real estate prices have increased: the average price per square meter in these cities and districts rose by 13-21% to HUF 435-729,000.
