The industrial property developer HelloParks, member of Futureal Group, is celebrating the fifth anniversary of its founding and will complete the development of more than 500,000 sqm of warehouse space in the Budapest metropolitan area this year. The founders recognised the opportunity in the growing demand for modern and green industrial facilities during the pandemic and supply chain crisis, and the company now competes with the world's largest warehouse developers in the domestic market, HelloParks says in a statement.
When HelloParks was founded in 2020, the pandemic and subsequent supply chain disruptions presented significant challenges to industrial property developers. Storage methods evolved, and demand shifted toward modern industrial facilities. Tenants sought environmentally friendly, high-efficiency warehouse buildings.
HelloParks recognized this market trend early and began developing industrial and logistics business parks in 2020 at three strategic locations around Budapest—in Fót (Budapest North), Maglód (Budapest Airport), and Páty (Budapest West). Following the preparatory work, the company delivered its first two warehouses in 2022 with a total area of 92,000 sqm, which reached 100% occupancy within just two months.
Construction advanced at a dynamic pace. By the end of 2023, the team had delivered four additional warehouses, covering approximately 174,000 sqm. Also in 2023, HelloParks started building another warehouse in Alsónémedi (Budapest South), a fourth important commercial hub in the capital’s agglomeration. In 2024, the team completed two more warehouse facilities, totaling 102,000 square meters.
HelloParks’ warehouse developments continue in 2025: the FT3 in Budapest North and PT5 in Budapest West are expected to be completed this year, marking a significant milestone for the company, which will have developed more than half a million sqm of logistics and industrial space in five years.
